CUSTOM DESIGN/BUILD PROGRAM
At Castle Ridge, homebuyers can enjoy the process of creating their own uniquely styled
home developed for their particular lifestyle.
Jon Rocker and Paul Rawson of Castle Ridge Properties, LLC, together with
creative architects, land planners, design professionals, product specialists, master
craftspeople and tradespeople can make your dream home a reality. The Weichert
Realtors marketing team will be available to assist throughout the process. The following
is a summary of the Custom Design/Build Program.
- Reserve a Home Site. A five thousand dollar fully refundable deposit will reserve your
home site while you proceed through the following steps.
- Meet the Builder. Attend a meeting with Jon or Paul to discuss your vision of a dream
home. Consider the approximate size, architectural style and layout as well as your
budgetary goals and timetable concerns. Discuss the characteristics of the home site
you selected. Browse through our in house home plan library.
- Choose an Architect. Following your first meeting, They will recommend one
or more architects and design professionals to work with you in developing a full set of
conceptual drawings. A five thousand dollar non-refundable retainer is required in
order to initiate this process. This architectural design fee will be applied to the
purchase price of the home if you choose to proceed.
- Approve Purchase Price. Upon completion and approval of the concept plans,
Castle Ridge Properties, LLC will submit to you a detailed proposal, including building
specifications, a listing of all costs and allowances, and the anticipated completion
date. Pending any changes, additions or deletions, the contract price is established
and agreed upon.
- Enter Into a Contract. Following the completion of steps three and four, a
construction contract will be provided with the conceptual plans and building
specifications attached. Upon review and execution of the contract, the Architect will
proceed with the final construction drawings. A change order system will document all
future adjustments to the contract price and specifications.
- Approve Construction Drawings and Site Development Plan. Review and
approve the final construction documents representing the new home and its orientation
on the lot. Apply for all necessary municipal construction permits.
- Select Your New Home Products and Finishes. Begin the selection process by
meeting with an interior design professional from Castle Ridge Properties, LLC. A selection
reference list and timetable will be developed specifically for you in order to make the
process easier and more enjoyable.
- Prepare for Groundbreaking. Upon receiving all necessary permits, construction will
begin on your new home.
- Schedule Closing. As your home approaches completion, a day is scheduled for a
final inspection and closing. Please expect quality customer care before, during, and
after the construction of your new home. John and Paul's commitment to total
